Nayreet Architects is a leading multidisciplinary firm engaged in Architectural Consultancy, Project Management, Building Construction, Interior Design and Construction, and Real Estate Development. We are looking for a competent, experienced, and self-motivated professional to join our team in the position of Assistant Manager – Interior BOQ & Estimation / Project Engineer – Interior BOQ & Estimation.
Job Responsibilities
- Prepare detailed Bills of Quantities (BOQ), quantity take-offs, and cost estimates for corporate office interior fit-out and building construction projects.
- Review architectural, structural, interior, and MEP drawings for quantity extraction and cost estimation.
- Prepare project budgets, engineers' estimates, cost plans, and rate analyses.
- Prepare technical and financial tender documents and complete tender submissions for government and private sector projects.
- Analyze tender documents, specifications, contract conditions, and drawings.
- Prepare clients' bills, running bills, final bills, variation orders, and payment certificates.
- Verify, audit, and certify contractors', subcontractors', suppliers', and vendors' bills prior to payment.
- Obtain quotations from suppliers and subcontractors, prepare comparative statements, and recommend cost-effective procurement solutions.
- Monitor project costs, material consumption, budget utilization, and financial performance throughout project execution.
- Coordinate with architects, project managers, site engineers, procurement personnel, clients, consultants, contractors, and suppliers regarding quantities, billing, and project progress.
- Conduct site visits for quantity verification, measurements, work progress assessment, and certification.
- Maintain project documentation, BOQs, estimates, contracts, work orders, bills, and cost records.
- Prepare project progress reports, cost reports, cash flow forecasts, and management reports.
- Assist in procurement planning, material sourcing, and vendor evaluation.
- Ensure compliance with project specifications, contract conditions, company procedures, and quality standards.
- Maintain confidentiality and accuracy of all project cost and financial information.
- Perform any other estimation, quantity surveying, project engineering, or related responsibilities assigned by management.
Educational Qualification
- Diploma in Civil Engineering, or
- B.Sc. in Civil Engineering from a recognized university, or
- Any other related accredited qualification in Civil Engineering, Quantity Surveying, Construction Management, Building Technology, or a closely related discipline.
- Candidates with professional training or certifications in Quantity Surveying (QS), Cost Estimation, Tender Management, AutoCAD, Construction Project Management, or ERP systems will be given preference.
Experience Requirements
- Minimum 10–12 years of relevant professional experience in BOQ preparation, quantity surveying, cost estimation, and tender management.
- Experience in corporate office interior fit-out, architectural consultancy, construction, project management, or real estate companies is highly preferred.
- Proven experience in preparing BOQs, cost estimates, tender documents, project billing, contractor bill verification, and cost control.
Age Requirement
• Maximum 40 years (relaxable for exceptionally qualified candidates).
Required Skills & Competencies
- Strong knowledge of quantity surveying, BOQ preparation, estimation, tendering, project billing, and cost control.
- Excellent understanding of interior finishing materials, furniture works, gypsum board works, ceilings, flooring, partitions, painting, electrical, plumbing, HVAC, fire protection, and other interior fit-out works.
- Ability to interpret architectural, structural, interior, and MEP drawings accurately.
- Strong knowledge of current construction material prices, market rates, and vendor sourcing.
- Proficiency in AutoCAD, Microsoft Excel, Microsoft Word, Microsoft Project, and BOQ/estimation software.
- Working knowledge of ERP systems will be considered an added advantage.
- Excellent analytical, numerical, reporting, communication, and negotiation skills.
- Ability to work independently, manage multiple projects simultaneously, and meet strict deadlines.
- Honest, proactive, well-organized, and capable of working under pressure with minimal supervision.
